To most people, their biggest asset is their property so they try to maximize their earning from it. However, this is easier said than done. Simply putting your property on the market hoping for the best is obviously not the best way to sell it. There is the right way and the wrong way to do it. The game in selling real estate has changed considerably with the coming of the cyber age, particularly the internet. Online estate agents have pushed out of the picture the high street estate agents who used to dominate the field and were considered the only and most efficient way of selling.

With this shift of realtors and real estate investors to online marketing, presentation has become the key to success in this industry. First impressions are a big deal when it comes to property, so it is important to get the visuals right and real estate image editing plays an important role in achieving this. With this state-of-the art technology, the drabbest-looking property can be made to look like a house worthy to grace the glossy cover of magazines such as HOUSE BEAUTIFUL, ROMANTIC HOMES or GOOD HOUSEKEEPING.

When advertising your house online, take note of these features that spell the difference between profitable sales or no sale at all:

  • Color of the front door. Did you know that surveys conducted by Co-operative Bank Mortgages in America show that a front door painted white is most appealing to buyers? The least attractive are pink, orange, yellow, purple and gray.
  • Size of the kitchen. If your kitchen is really spacious, it has a bigger chance of being grabbed by house buyers. However, if you have a small kitchen, do not lose heart. A professional real estate photographer can do wonders with proper lighting and photo angling. Of course, the size will not change during an actual physical visit but at least your picture of a “spacious” kitchen saved the outright rejection of the house you are selling.
  • Dirty surfaces and surrounding. Untidy looking or faded carpets and walls are big turn offs to buyers. You may not have time yet to do actual spring cleaning but try to project that impression by the photos you upload in your advertisement. Of course, you still have to do spring cleaning for actual tour of your house later. Enticing clients with impressive photos is just the start of the selling process, but tangible proofs are the clinchers.
  • This goes with the bathroom. An immaculate looking one is associated with sweet-smelling area. Virtually sanitized your bathroom with the real estate photo editing . In fact, the bathroom could be an important salient feature in marketing your house.
