Flat Fee Real Estate Can Save You Thousands of Dollars

Buying or selling a home in today's market can be a challenge. A couple of years ago when the real estate market was hot you could stick a “for sale" sign in the ground and have your house sold within a few hours. Not anymore. . .

Today, if you really want to sell your home, you must be listed in MLS (Multiple Listing Service). It is estimated that 90% of all homes sold in the United States are listed in MLS. This allows your home to be viewed by the most people searching for a home including other real estate agents and their buyers.

As a seller you have a couple of options to get your house listed in MLS. . .

One option is to use a real estate agent. However, in doing so you may have to pay as much as 6% of the sale price in real estate commissions. Depending on your sale price this could be tens of thousands of dollars.

Another option, which is becoming more and more popular, is to use flat fee real estate service.

If you go with a flat fee real estate service, you pay a one-time flat fee to have your home listed in MLS. Most flat fee real estate services charge anywhere from $299 to $799. This is a significant savings over the 6% you would be paying to a real estate agent. Keep in mind though, with a flat fee real estate service, while you may get extras such as a “for sale" sign, lock box, and even listing brochures, you will NOT have anyone doing open houses or any other type of marketing for you. In other words you become a FSBO or “for sale by owner".

The benefit of using a flat fee real estate service is that you can save yourself anywhere from 3% to 6% in real estate commissions. You still will have to pay any real estate agent who brings you a buyer (the buyer's agent) their share, usually 3%, but if you find a buyer yourself you will not have to pay any commission at all.

Think about that. . . if you use a flat fee real estate service and sell your home for $250,000 you save anywhere from $7,500 to $15,000 in real estate commissions. That's a significant saving by anyone's standards.
