When you start investing in real estate, chances are that you will quickly discover there is a real estate investors club near you. There may be several such groups in bigger cities within your proximity.

Sometimes you have to pay for membership, or it may be free to join.

What's the use of these real estate investing clubs? Should you become a member? This article looks at the benefits of being a member of real estate investing clubs.

1) Networking
Most real estate investors operate alone, so the opportunity to network with other investors is rare. By joining a real estate investing club, you meet like minded people that share the same dream.

You get to learn what works in your local market, which title companies work with, which contractors to use, and so on.

You get to learn who does what, and build a valuable contact list of professionals you will need for your business.

2) Finding deals
When you need to buy houses, you will always find investors that are selling houses especially if you are looking for wholesale deals. They could be rental houses or other deals that you can get at bargain prices.

This can be an easy source of good deals for years to come.

3) Selling your properties
Almost all real estate investors are looking for houses to buy. In real estate investing clubs, you find people that can buy your properties especially if you have wholesale deals.

Most of these real estate investors have cash in hand and form a valuable addition to your buyers list. Once you email your deals to your buyers list, chances are you will find a buyer quickly.

Your networking with these investors can therefore form a valuable resource to your business.

4) Finding money
Most of these meetings are funded by sponsored by service provides who finance most activities. Such sponsors include lenders who are friendly to real estate investors.

It is not uncommon to find several lenders, including hard money lenders sponsoring such meetings.

Sometimes you may form profitable alliances with partners or even private money investors for your deals from these meetings.

5) Learning
Learning is the number one reason these clubs are created. There is usually a speaker who talks on a specific topic. The topics presented vary from speaker to speaker since each one is an expert in a specific field.

It is also common to find that these speakers market their products to real estate investors. These speakers are usually not paid, and pay for their trip and expenses by selling these products.

Focus on the message rather than the sales pitch and you will come out with a lesson you can apply to your business. Even though I consider myself seasoned in real estate investing, I always learn something new every time I sit down to listen.
