Here are some selling tips from Laing + Simmons

To get your property prepared for a sale prune all trees or shrubs close to the property for better natural light. Remove all rubbish, as this can leave a bad impression and make it hard for potential buyers to see their own idea of a ‘home’ within your one. Repair and paint where it needs it. Bad representation again leads to less potential buyers. Ensure that gates and fences are in good order and clean all the walls floors and windows. Also clean and dust away cobwebs from the interiors and exterior of your property. Repair items such as taps which are leaky, sticking doors and drawers. If you have excess furniture, put it in storage to make sure that the rooms look as spacious as possible. If you have a garden, make sure they are maintained so they look more inviting. As well as this, you can add seasonal flowers and add a bit of fragrance and colour to it. Also steam your carpets if necessary. This will give the home a more inviting feel.

Add to the atmosphere during inspections by following some of these simple and inexpensive ideas:

  • Vases of fresh flowers
  • Classical background music
  • A cosy open fire in Winter
  • Take pets with you during inspections
  • Open curtains and blinds
  • Turn on lights in dark rooms or passage ways
  • The aroma of coffee brewing an oil burner or a freshly baked cake

Many people thinking of selling their property look into the possibility of major renovations and whether or not they are necessary before placing their property on the market.

Major improvements and spending large amounts on property renovations are not always neceessary. There is a danger of overcapitalising on the refurbishment and therefore not receiving a solid return on that outlay.

For auction day, there are a number of things you can do in the lead up to auction day to give yourselves the highest chance of achieving the highest possible price. First thing to do, place mats atall external doors so dirt isn’t bought from outside into the house. Remove any weeds or trash from the gardens, paths and the street. Mow the lawns a couple of days before auction day rather than at the last minute. Offer to mow your neighbour’s lawn as well, if untidy. Organise for a friend to take your pets on the day of auction. Make sure you park your cars in front of the property the evening prior to auction day and relocate them just prior to the auction. If selling in Winter, a warm and cosy home is a lot more inviting, so take advantage of your heating and, if you have an open fireplace, light the fire for extra warmth and atmosphere. On the contrary, if you are selling in summer or hot weather, switch your air conditioning on or open doors and windows for airflow. Hide your valuables safely away from view.
