Not making the salary you need to pay all of your bills? Need extra income so you can take that dream vacation. Why not rent out that extra bedroom in your house! A great way to maximize your money from subletting that spare room is to rent it out to tourists. A tourist will pay a higher price per night than what you could get from having a roommate in that room. Also tourists stay for a very limited time, and there is no need for a long term contract on your property. However, there are some things a landlord should be aware before renting out a room to a tourist.

There are a few websites which allow anyone who has a spare room for rent to post a free ad. Posting a free ad also gives them access to the profiles of other people looking for a place for their holidays. These websites allow each user to post a completely free home or tenant profile without a time limit on either a long or short term period. On these websites, it is then possible to advertise spare rooms that landlords wish to rent to guests or tourists providing overnight prices per season.

A very interesting feature on these websites is that the site gives its users the chance to know exactly who lives in the house they are looking at and know exactly what kind of people the landlords are looking for (from which comes the website slogan “the home you want, the people you want"). For example, if you are a quiet person in your thirties like me and you wish to deal with people who are your age or people who have similar lifestyles such as yourself, you can spell it out in your profile.

Another free feature of these websites is a very easy booking calendar from which landlords can manage reservations on-line. Guests or tourists don't even need to contact each others directly. Guests complete a reservation request, which automatically generates an option for the landlord to accept or refuse such request within 48 hours. To hold a reservation, guests have to pay a reservation fee. The reservation fee is usually around $5.00 dollars (or 5 euros) using a Paypal account. If the landlord refuses a reservation request, the reservation fee will be refunded automatically into the guests’ Paypal account and the reservation is then registered as failed. If a landlord accepts a reservation request, guests will be allowed to continue the reservation process by paying the reservation deposit directly to the landlord-by choosing from several different payment methods.

One advantage of this process is that it can help eliminate any language barriers between guests and landlords. After the reservation is processed, it will be possible for the guests to leave a feedback about the landlord and the property for which they stayed. On the other hand, even the landlord can leave a feedback to his guests, which will be connected to the guests’ username. Still, guests and landlords can freely send instant messages to each others at any time, in order to make sure every problem is resolved.

Making the decision to rent a spare room to tourists is not an easy decision to make. However, the decision can be made easier if you consider making the following changes to the room you are renting. First of all, an independent door that connects the room to the outside would be very useful, and would permit the landlord to lock the door that connects to the rest of the house. An en suite bathroom would avoid many other problems too. However, if your guests need to come into the “living space" of the house, it is recommended that all valuables be placed in a secure place and not out in the open for everyone to see.

Also, access to the kitchen should be subject to some rules, which would include cleaning and re-racking pottery. Finally, it would return tremendously useful to place a hidden camera in some key areas of the house, which will give you indisputable proofs in case you will be missing something in your property. I would recommend everyone who is thinking about renting out a room in their home, obtain insurance to cover any losses.
