People who are unable to pay property taxes or mortgages face foreclosure proceedings at the Supreme Court.

The court in Canada gives the home owner a limited period to repay their outstanding debts before the property is handed over to the lender to sell at a substantial discount. The distressed owners need to sell their property before they lose all in a foreclosure. Hence it is the right time and opportunity for the investor to buy the property well below the current market price from the distressed home owner.

Actually it is a win-win situation for all.
The distressed property owner wins because he gets to sell their home and repay the loan and still have their credit worthiness intact.
The lender wins because he is able to avoid a long and expensive recovery.

The investor wins because he gets to buy a heavily undervalued property and makes a gain deal with substantial profit.
