FSBO Or Not?

Selling a home is a big decision and determining whether to do it yourself or hiring a professional agent is part of the process.

Hiring an agent does offer the seller an advantage, because it takes away the leg work a for sale by owner (FSBO) would typically do. When you hire a real estate agent, they will (with consulting you and obtaining the appropriate approval) list your property at a competitive price, market the property and handle all inquires up and through the closing process.

Selling a property is straight forward, but it does take time. When selling a property, sellers should take the following steps into consideration when selling to be successful:

  • Be committed to selling the property;
  • Determine an appropriate list price for the property;
  • Create fliers that promote the property in a positive manner and give a realistic picture of the property;
  • Make the property noticeable to the public, by installing a for sale sign on the property and attaching a “flier" box to it;
  • Maintain the property inside and outside;
  • Market and advertise the property to a world wide audience.

Should any of these stand out; yes, the last bullet. Propper marketing and advertising is essential to getting any property sold in todays market. Marketing and advertising to a world wide audience (such as ours) will get your property noticed, attract more potential buyers and receive more potential inquires.

World wide advertising has become more beneficial to sellers because studies show American buyers buy International properties and International buyers buy American properties. Currency fluctuations (when markets allow) make it more advantageous for buyers to buy else where when the currency where they are buying is weaker.

When a sellers agrees to a buyers contract, the title company finalizes the sale and transfer of ownership. So, the real question here is agent or no agent? I think the real question and answer here is if the seller has the time involved to sell the property.

Some will have the time, some will not. Some have more confidence and patience than others. Some find it better to have a neutral party handle and be responsible for the sale of. And some want control of all events or have had bad past experiences.
