Here’s a quick info on the current condition of real estate marketing in Los Angeles including the entire California area – as of January 2012, there is an increase of 1.5% from the previous year’s (January 2011) overall real estate sales. There is, however, a decline from December 2011 overall estimated sale which is normal after the peak season (last quarter of each year).

The entire California area showed the median price paid to be at $236,000 for the previous month. This is lower by 1.3% since January 2011. The median price had actually remarkably decreased for the past 16 months and continues to decrease year after year.

More than half of Los Angeles and the rest of California were derived from short sales as well as foreclosures. About 34.5% of homes sold were properties which were foreclosed the previous year. It’s at least lower than last year’s 40.4%. As for short sales, 21.4% of total sold houses were listed under it. It increased from 18.7% last year.

The aforementioned statistics listed above were based from DQNews.com. DQ or Data Quick regularly monitors real estate activity in various locations including Los Angeles and the entire California.

ALTOSResearch.com on the other hand records that the median price for a single family home as of 2/26/2012 is at around $330,000. In terms of per square foot pricing as of the same date, the median price is at $209. On the same reference date, there are currently 3,741 properties on sale at the real estate market of L. A.

Los Angeles Present Condition

Despite registered decline in various factors, Los Angeles is still very promising. Thousands of homes are currently offered and your own property can very well be included in the list. If not, you can be a buyer and browse through thousands of properties for sale.

For Buyers

If you are a buyer, the aforementioned condition should motivate you. There are thousands of available homes you can choose from. You can start your search within your proximity. You can be on the lookout for flyers, banners, bulletin boards, local newspaper ads, and more. Over the web, you can search through business listings, online directories, and even social network sites.

For Sellers

If you are a seller on the other hand, the statistics should be your guide. Since there are thousands of potential competing properties, you need to devise ways to make your marketing campaign more effective than others.

Over the web, you can utilize an email list, social networking sites, online ad services, listings or directories, and more. Some services are available for free while others are offered with a corresponding fee.

Aside from Internet based marketing options, you can have these accompanied by traditional means. Some of which include a local newspaper ad, bulletin boards in public places, banners, and flyers. Offering your home directly to immediate buyers offer various advantages. One of which include the fact that you can find possible interested parties on the spot.

Flyers

Flyers, one of the traditional marketing methods can immediately attract or shove away buyers. So if you are utilizing flyers to market your property, make sure to make the most out of it. Your flyer should be printed in glossy paper and filled with a colorful design which includes images and more.

The heading should also say it all in order to entice readers to continue reading the info below. A guide must be included in case buyers take interest in viewing the property. Lastly, updated contact information must be present in order for interested parties to able to contact you for inquiries.

We mentioned that colored flyers must be used and we did so for a reason. A colorful flyer will attract readers to read more. Plain black and white flyers are often disregarded right away. Thus, there’s not even a chance for the message you wish to convey to be read at all. As for colorful flyers, enticed individuals who get a chance to grab a hold of the flyer will read it further. Thus, it increases the number of potentially interested parties and eventually buyers. This analogy can be backed up by the Newspaper Association of America. According to this organization, a 62% sales conversion can be expected from colorful flyers as compared to black and white ones alone.

Conclusion

The present condition of the real estate marketing in Los Angeles should encourage both buyers and sellers to purchase a home or sell a home. In case you are selling, make sure to include colorful flyers in your marketing method in order to increase the chances of being able to reach your target audience and your potential buyer too.
