Where To Live In Austin TX – Houses Under $250K

Where To Live In Austin TX to get the highest quality life at the cheapest price possible is one of the top questions somebody new to Austin asks. As a general rule of thumb, as you live closer to the downtown/University of Texas (UT) area, the cost of living increases. What’s unlike other cities is that you can live just a couple miles from downtown and pay a fraction of the downtown price. The average home price in downtown is around $300,000 while some homes only a 10-15 minute drive away are around $200,000. Let’s look at a few areas in specific. All prices were taken from Zillow.com’s median list price data on 12/11/12. Areas are listed from lowest to high median list price. Note that these are median list prices – not the actual sale prices.

Where To Live In Austin TX - Wells Branch and Pflugverville – 78728, 78660

The median list price in Wells Branch/Pflugerville is $180,000 and is 10-20 minutes (10 miles) from the domain and 20-30 minutes (17 miles) from downtown. This area has a relatively low crime rate, good schools, and is close to the domain, a large shopping center with lots of brand name stores and eateries. 78728 has two of my favorite Indian restaurants; Curry in a Hurry and Masala Wok.

Where To Live In Austin TX– East Brodie Area – 78745

The median list price in the East Brodie region is $190,000 and is 15 minutes (6 miles) from downtown. You are 10 minutes South of the SoCo 78704 district which has tons of shops and restaurants, Zilker Park, Barton Springs Pool, and is known for that “Keep Austin Weird” vibe. Garrison Park is right around the corner. My favorite Indian Restaurants in Austin are here: Tarka and Asiana Indian Cusine.

Where To Live In Austin TX– West Brodie Area – 78749

The median list price in this region is $250,000 and is 20 minutes (10 miles) south of downtown. Dick Nicholas District Park/Pool is less than a mile away, and the Alamo Drafthouse (A theather where they serve you food and beverages during the movie), Zilker Park, and the Austin Zoo are just a 10-15 minute drive. Evangeline café is one of my favorite Cajun/Creol restaurants and is around the corner.

Where To Live In Austin TX – Cedar Park – 78681

The median list price here is $225,000 and is 15 minutes (11 miles) from domain and 30 minutes (20 miles) from downtown. This area has relatively low crime rate, great schools, and is my number one pick for families with children. Rudy’s BBQ is among the best in TX and Teji’s is in my tops 3 for Indian restaurants.
