Tools for Playa del Carmen MLS Property Searches

Many buyers start there Mexico real estate search by browsing online MLS listings, which is a always a good start. However, many buyers are unaware of various tools available to help make this preliminary search more effective.

A good Playa del Carmen MLS search tool, for example, will offer buyers the following options:

Searching by location, price and property type. These search options are standard. After choosing search criteria, a list of properties meeting that criteria should appear, saving the buyer the time of sifting through properties that are not suitable.

Sorting Options. This is a feature that many online Mexico MLS listings to not include, but is necessary for buyers’ convenience. Well designed MLS tools will also allow buyers to sort by property type if their search included a variety of property types, or location.

Featured Properties. Well organized MLS listings will offer featured properties apart the complete list (not simply “tacked on" at the top) and label them as such. It is important to take notice of these, since they are often unique properties, low or reduced prices, or high-potential investment properties. They are usually selected by the brokers or agents who participate in preparing the MLS listings based on recommendations they would make to clients they are already working with. A well-planned website will also distinguish these from paid advertising; one area will offer the featured listing, chosen for its own merits, another area will include advertising from new developments.

Advertised Properties. These are often new developments from large developers who are making a special effort to promote the property. They can also offer some excellent deals, and good options. If a buyer takes interest in one of these, they will just need to decide if they wish to buy pre-construction or not. Pre-construction is a very valid way of buying; those who have the time to wait can often receive discounts for buying ahead of time. Some new developments are already completed and ready for possession. An agent will be able to advise a buyer on the status.

Both the featured properties and advertised properties will usually be included in the listings, but may stand out as a good option for some special reason. Each buyers should take the time to browse a few options and compare; later on, considering suggestions from a qualified, experienced agent is also important.
