Buying a Playa del Carmen Villa – Factors to Consider

When buying a villa in Mexico, there are several key factors which you will want to consider. One development of new Playa del Carmen villas will serve as a good example of how these factors can be combined to provide the ideal lifestyle for your life in Mexico.


The first point you will want to consider is the overall location. These villas, for example, are located just north of central Playa del Carmen. They are a short walk away from the beach, within a 5 minutes of 2 golf courses, and about 10 minutes from downtown Playa del Carmen, the city's main tourist district, shopping in stores like Walmart, 2 new malls, Sam's Club and many other stores, and modern hospitals, and about 30-45 minutes away from all the rest of the Riviera Maya, which offers more golf courses, marinas, eco-parks, Mayan ruins, an international airport (Cancun – Mexico's busiest airport, with many affordable, direct flight options) and much more.

These villas also have direct, easy access to the highway. If you are choosing other villas, make sure you take a good look at the surrounding area, and how easily you can get to services.


Most buyers will want a community to include at least some basic services, and to be pleasant, safe and comfortable. In the case of these Playa del Carmen villas , the community is gated, with 24 hour manned security. There are wide access roads, underground utilities, 14 parks and green areas, as well as a bike trail. The community is still very new, and includes only about 10 developments, but future plans include a commercial area, and an extension of the city's Fifth Avenue, the main tourist street with shopping, dining and nightlife.

Make sure the community you are buying in provides an ideal balance between a quiet, safe and green atmosphere and services to make life convenient.


Prices can rise significantly with more of the features listed above in place. Make sure you are not paying double for location and convenience features which are not important to you. Another way to save some money is to buy in a new neighborhood, where prices are often significantly lower until more development is completed. Check with an experienced real estate agent on reputations of developers, as well as the potential of a neighborhood to be completed as designed with quality developments.

These villas are priced at only $209,000 USD, and so far properties in the community have been selling quickly, and it is in a prime location, near the beach and next to several other upscale neighborhoods.
