Looking at Hope Ranch Real Estate from where we are in this first week of November 2005 compared to where we were at the same time in 2004 we see some interesting numbers. The number of total Active Listings, those on the market right now is down from 74 in ’04 to 61 today. Also the number of new listings that came on the market this year is down from 62 last year to 46 in ’05. This is a 25% decrease in the number of new listings.
The number of properties that are currently in escrow is up however in ’05. At this time last year there was nothing in escrow and currently there are 5 properties in escrow. Looking at the number properties that have closed escrow this year we are behind where we were in ’04. In ’04 there were 31 properties that had closed escrow and today there are only 26 properties that have closed. But if you add in those 5 that are currently in escrow and that brings us to exactly the same place we were last year.
The good news for those living in Hope Ranch is that the Average Sales price of those properties which have closed is up 33% for the year. The sold prices have gone from $2.48 million in ’04 to $3.3 million today.
The highest priced home that has closed escrow this year is a $7.95 million dollar home that has 5 Bedrooms and 5.5 Baths. The lease expensive home that has closed escrow this year is $1.989 millions dollars and has 3 Bedrooms and 3 Baths.
